Remediation done properly has two halves, and the cleaning is the second one. The first is stopping the water, because in a marine climate with a seven-month wet season, mold that was cleaned but not dried out simply regrows. We include moisture-source correction in the work — the vapor barrier, the downspout, the fan duct, the seeping wall — because otherwise you are paying us to do the same job again next February.

The cleanup itself follows the industry remediation standard, which we will explain in plain terms rather than hand you a document number. Contain the work area with sheeting so spores are not spread through the rest of the house. Put that area under negative pressure with an air scrubber so air moves into the work zone and out through filtration instead of drifting into bedrooms. Remove porous materials that cannot be cleaned — wet drywall, saturated batt insulation, carpet pad, cardboard, and crumbling wood — instead of trying to seal them. HEPA-vacuum and detail-clean the framing and other hard surfaces that stay. Then dry the assembly with air movers and dehumidifiers and verify with meters before anything is closed up.

What that looks like in a Tacoma bungalow is specific. In a crawl space it is often removing fallen fiberglass insulation and the shredded remains of an old barrier, HEPA-vacuuming and wiping the joists and subfloor underside, treating the wood, laying a properly lapped and sealed barrier over the full soil surface and up onto the stem walls, and correcting ventilation. In a basement it is removing the bottom couple of feet of finished wall and any paneling or baseboard that wicked water, cleaning the masonry, and addressing why water was arriving there in the first place. On an interior condensation wall it is removing the affected drywall, cleaning the studs and sheathing, and dealing with the ventilation and insulation deficit that made that wall cold and wet.

We do not sand or dry-scrape growth in an uncontained space, and we do not paint over it. Encapsulant has a role — sealing cleaned framing in a crawl space, for instance — but it is applied after cleaning, never as a substitute. A white-coated joist with active growth underneath is one of the more common things we get called in to redo.

Occupancy is usually fine. Most of this work is confined to a crawl space, a basement, or a single room under containment, and families stay in the house. When a larger area is involved, when the HVAC system has spread spores through the house, or when someone in the household has asthma or is immunocompromised, we will say so and help you plan around it rather than leaving you to guess.

We document as we go: photographs before, during, and after, moisture readings, a scope of what was removed and cleaned, and drying logs. That record is what a landlord needs for a tenant file, what a seller needs for a buyer, and what an insurer needs to pay. When a policy covers the loss, we bill the carrier directly.
