Raised foundations and basements are the norm in the older North End, Proctor, and Hilltop housing stock, and they are where most of the mold here starts. We go under the house and into the basement corners rather than working from the hatch and a flashlight.
Moisture-source correction is part of every job — the torn vapor barrier, the downspout dumping at the foundation, the bath fan blowing into the attic, the seeping basement wall. In a seven-month wet season, cleaning without correcting means doing it again.
Washington does not license mold remediation as its own trade, so training matters more than a number. The contractor is licensed, insured, and IICRC-certified, and works to the industry remediation standard: containment, negative air, removal of unsalvageable material, HEPA cleaning, verified drying.

Tell us where it is, how long it has been there, and whether it comes back every winter. That last detail usually tells us whether we are looking at a chronic condensation or crawl space problem or a discrete leak, and it shapes what we bring.
We enter the crawl space, read the basement walls, meter the cool exterior walls and closets, check the attic for fan ducts terminating inside, and follow the gutters and grading outside. Sampling is used when it answers a question. You get written findings.
The work area is sealed and held under negative pressure with filtration. Porous material that cannot be cleaned comes out and is bagged inside containment. Framing, sheathing, and masonry are HEPA-vacuumed and detail-cleaned. Nothing is painted over.
Dehumidifiers and air movers bring the assembly down, verified with meters — not judged by the calendar. Then the vapor barrier, ducting, drainage, or flashing is corrected and rebuild is coordinated so the space is put back together properly.

It depends almost entirely on how much material has to come out and what is causing the water, so we price after seeing it rather than over the phone. A contained closet wall is a small job. A full crawl space — removing fallen insulation and a failed vapor barrier, cleaning the joists and subfloor, installing a new barrier across the soil, and fixing drainage — is a much bigger one. We give you a written scope with line items so you can see what each part of the work is for, and if a policy covers the loss we bill the carrier directly.
It depends on what caused the water. Sudden failures — a supply line that burst, a water heater that rusted through, a pipe that let go — are commonly covered. Long-term conditions like a crawl space that has been damp for years, seasonal basement seepage, or a slow roof leak under moss are often treated as maintenance and excluded. We will not promise you an outcome, but we document the cause, the extent, and the moisture readings carefully, and when a policy does cover the loss we bill the insurer directly and deal with the adjuster's paperwork.
A single contained area, like one wall or a bathroom, is often a day or two of removal and cleaning plus drying time. A full crawl space cleanup and vapor barrier installation is usually several days. Drying is the part that varies most here, because the outside air through the wet season is cool and near saturation, so we dry with dehumidification and confirm with meters rather than guessing at a number of days. We give you an expected schedule up front and tell you if something changes.
Usually yes. Most of our work is confined to a crawl space, a basement, or a single room under sealed containment with air moving out through filtration, and families stay put. We will tell you directly if that is not the right call — for example if a large area is involved, if the HVAC system has been circulating spores through the house, or if someone in the household has asthma or a compromised immune system. We would rather you plan around it than find out mid-job.
Dust sits on top of a surface and wipes away with a dry cloth. Mold grows into the material — on a joist or subfloor it looks fuzzy, speckled, or bloomed, and it stays after wiping. Old water staining is usually a flat brown edge-shaped mark with no texture and it is dry when you meter it. Two useful tells in Tacoma houses: growth that comes back in the same spot every winter is a condensation problem, not dust, and a white chalky bloom on basement concrete is efflorescence — mineral salt left by water passing through the wall — which is not mold but tells you water is moving through there. If you are not sure, a surface sample settles it.
Some seasonal humidity under a raised foundation is normal in this climate. What is not normal is bare soil with no vapor barrier over it, a barrier that is torn or rolled back, standing water after a wet week, insulation that has fallen out of the joist bays because it got heavy, or growth on the underside of the subfloor. Foundation vents blocked by shrubs or clogged with dryer lint make all of it worse. If you are seeing any of those, the ground is evaporating moisture straight up into your floor framing, and that is the most common mold source we deal with in Tacoma.
