Crawl Space, Basement & Attic Mold in Tacoma

Crawl spaces are the single biggest source of mold in Tacoma homes, and it is worth saying why. Most of the older housing in the North End, Proctor, and Hilltop sits on a raised foundation over bare ground. That soil is never dry here — the wet season runs from October into May and the low sun angle means it barely dries in between. Moisture evaporates upward out of the ground all year, and if there is no intact vapor barrier between the soil and the floor framing, the underside of your house is the condensing surface.

Attic & Crawl Space Mold

The pattern is consistent enough that we can usually describe it before we open the hatch. Fiberglass insulation absorbs moisture, gets heavy, and falls out of the joist bays. The subfloor sheathing above it grows a gray or white bloom. Wood posts and rim joists darken. After a wet week there is standing water in the low spots, sometimes an inch of it, and pier blocks show a stain line where it sat. Foundation vents are blocked by overgrown shrubs, painted shut, or clogged with dryer lint because a previous owner vented the dryer under the house. Half the barriers we find are torn along the paths where someone crawled to run ducts or replumb a bathroom.

The fix is not glamorous and it works. Remove the fallen insulation and the failed barrier. HEPA-vacuum and detail-clean the joists, rim, and subfloor underside, then treat and seal the cleaned wood. Lay a new barrier over the entire soil surface, lapped at the seams and run up the stem walls so ground moisture stops at the plastic. Correct drainage so surface water is not entering — that usually means downspout extensions and regrading at the corners. Restore or improve ventilation. Where the crawl space is chronically wet, a sump or a sealed and conditioned approach may be the right call, and we will tell you which.

Basements are the close second, and they are the other thing Tacoma has that most of the country's mold-prone markets do not. Water moves through foundation walls and up through floors during the wet season. You see the chalky white efflorescence on the concrete, dark staining and soft baseboard at the bottom of finished walls, and mold behind paneling that nobody looked at for a decade because it was hidden. We remove the affected lower wall, clean the masonry, dry it, and work on the exterior side of the problem — gutters that overflow, downspouts dumping at the foundation, grade that slopes toward the house instead of away.

Attics matter here, but they fail differently than the crawl space does. In this climate the common attic problem is not a roof leak alone — it is a bathroom or kitchen fan ducted into the attic instead of outside, blowing shower and cooking moisture onto cold sheathing all winter. The staining forms right above the duct end and spreads along the north slope, and you often see frosted or rusty nail tips. The other cause is moss: on a pitched Tacoma roof, moss holds water against the shingles and gradually lifts them, letting water in at the least convenient spot. We clean the sheathing, correct the ducting so it terminates outside, address ventilation at the soffits and ridge, and point you at the roofing or moss issue if that is the source.

Whichever space it is, the work is done under containment with filtration, the removed material is bagged and carried out, and the drying is verified with meters before we call it finished. Photographs and moisture readings go into a report you can hand to a buyer, a tenant, or an insurer.
